Return to FAQ list  How does the HVAC unit work?

Inside the unit is a fan that blows air into your room that is either cool or warm. The air temperature is affected simply by the temperature of the water running through the water pipe in your unit. In the summer, cold water is piped through and in the winter, hot water. There are three settings to blow high, medium, or low. If the unit is not working or water is dripping out, contact the doorman to complete a work order.

You must contact the Superintendent as you are planning the replacement of the HVAC unit/s as the water needs to be shut off on your line. The best time during the year to replace your unit is Fall or Spring. Special note: If you replace your HVAC unit, you should ask about installing thermostats on the unit/s for added comfort, convenience and cost-effectiveness.

You may install a thermostat to each of your HVAC units that will comfortably control the temperature of your space. Any HVAC contractor can install a thermostat. Contact the Super if you have any further questions. If you replace your HVAC unit (see above), thermostats can be installed for an additional fee. Ask Filt-Rite about installing the thermostat.

Standard packages can be delivered to 135 Ocean Parkway. For any large packages, you must be inform the desk when they will be arriving, and make immediate arrangements for them to be delivered to your apartment.

Monday to Friday, 9:00 AM to 4:00 PM and Saturday from 10:00 AM to 3:00 PM.

To call the doorman from your apartment:
  • Press the bottom right button for 2 seconds.
  • Pick up handset.
  • Wait for the doorman to answer.
When your intercom rings in your apartment:
  • Either the doorman or a visitor can ring your apartment.
  • When it rings, simply pick up the handset and speak.
  • If it is a visitor and the front door is locked, press the button with the key on it to allow your visitor entry to the building. Do not allow people that you don't know into the building.

The laundry room is open from 7 am to midnight, 7 days a week. The last load must be in the washing machine by 11:45 pm. You will need a laundry card, purchasable in the laundry room, to operate both the washing machines and dryers.

The best prevention to getting in a difficult situation is to make a set of your keys, and have the building keep them in a number-coded, locked box. No building staff will enter any space without your permission unless in the case of emergency. And should an emergency in the building happen while you are away, it also allows staff, with your permission, to reduce the preventable damage from the emergency. If the building does not have a set of keys to your apartment, and you become locked out, you are required to hire a locksmith at your own expense.

Return to FAQ list  How do I open my windows for cleaning?

The lower window sash in each window opening can tilt forward for cleaning. You will need two special window keys. (If you don't have them, request them from the doorman.) To use them, put one key in each slot at the top of the lower window sash, turn both keys to unlock, slide the two keys toward the center of the window to release the window sash from the frame. Then, with the keys still in your hands, pull the top of the window forward.

If you have children under 10 years old, please contact the Super as soon as possible and window guards will be installed immediately at no cost to the shareholder or tenant.
